Terms of Service

These Terms of Service (“Terms”) govern your access to and use of the website condoadvisors.ca and the services provided by Condo Advisors (“we,” “us,” or “our”). By creating an account or using the Service, you agree to be bound by these Terms.
If you do not agree to these Terms, do not use the Service.
1. Overview of the Service
Condo Advisors provides an AI-powered condominium document analysis service designed for Alberta condo buyers. You upload condominium-related documents (bylaws, reserve fund studies, financial statements, insurance certificates, meeting minutes, etc.), and our system uses artificial intelligence to analyse and score them across multiple categories, producing a report with findings and recommendations.
2. Eligibility
You must be at least 18 years of age to use the Service. By using the Service, you represent and warrant that you are at least 18 years old and have the legal capacity to enter into these Terms.
3. Account Registration
To use the Service, you must create an account using either a magic link sent to your email address or Google OAuth sign-in. You are responsible for maintaining the security of your account and for all activity that occurs under it. Notify us immediately at support@condoadvisors.ca if you suspect unauthorised access.
4. Service Tiers and Pricing
All prices are in Canadian dollars (CAD). Applicable taxes (including 5% GST for Alberta) are calculated and collected at checkout via Stripe.

If you upgrade from Smart Review to Full Review, you pay the difference of $49.99 CAD plus applicable taxes. We reserve the right to change pricing at any time. Price changes will not affect orders already completed or in progress.
5. Payments
All payments are processed securely by Stripe, Inc. We do not store your credit or debit card information. Payment is required before a paid report is generated. You will receive a receipt via email upon successful payment.
6. Refund Policy
Refund requests are evaluated on a case-by-case basis. If you believe you are entitled to a refund — for example, because the Service failed to generate your report or experienced a significant technical error — please contact us at support@condoadvisors.ca within 30 days of your purchase.
When evaluating requests, we consider:
- Whether a report was successfully generated and delivered.
- Whether a technical error on our part prevented the Service from functioning as described.
- Whether you uploaded documents that fall within the scope of the Service (Alberta condominium documents).
- The extent to which the Service was used before the request.
We are not obligated to issue refunds where the report was generated as described but you disagree with the findings, or where you uploaded out-of-scope documents, or where you simply changed your mind.
Approved refunds are processed through Stripe and returned to the original payment method.
7. Uploaded Documents and Your Content
You retain ownership of all documents you upload to the Service (“Your Content”). By uploading documents, you grant us a limited, non-exclusive licence to store, process, analyse, and generate reports from Your Content solely for the purpose of providing the Service.
You represent and warrant that:
- You have the right to upload and share the documents you submit.
- Your Content does not violate any applicable law or the rights of any third party.
We store Your Content in accordance with our Privacy Policy. You may request deletion of your account and all associated data at any time.
8. AI-Generated Reports — Important Disclaimers
Please read this section carefully.
The reports generated by Condo Advisors are produced using artificial intelligence. While we strive for accuracy, you acknowledge and agree to the following:
- Reports are not professional advice. Our reports are informational tools only. They do not constitute legal advice, accounting advice, real estate appraisal, engineering advice, or any other form of professional advice.
- Reports are not a substitute for professional consultation. You should consult qualified professionals (lawyers, accountants, licensed appraisers, engineers) before making decisions about purchasing a condominium.
- Full Review human appraiser review is advisory only. The human review included in the Full Review tier is performed by a licensed appraiser but remains advisory in nature. It is not a certified appraisal and should not be relied upon as one.
- References to Alberta legislation are informational. Any references to the Condominium Property Act or related legislation are provided for informational purposes and may not reflect the most current state of the law.
- AI has limitations. AI analysis may produce errors, miss important details, or misinterpret document content. OCR of scanned documents may introduce inaccuracies.
- You are responsible for independently verifying all findings. Do not rely solely on our reports when making financial or legal decisions.
9. Disclaimer of Warranties
The Service is provided on an “as is” and “as available” basis, without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement.
We do not warrant that the Service will be uninterrupted, timely, secure, or error-free; that the results or reports generated will be accurate, complete, or reliable; or that any errors will be corrected.
10. Limitation of Liability
To the maximum extent permitted by applicable law, in no event shall Condo Advisors, its owner, employees, contractors, or affiliates be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, use, or goodwill, arising out of or in connection with your use of the Service.
Our total aggregate liability to you for all claims arising out of or related to the Service shall not exceed the amount you paid to us in the twelve (12) months preceding the claim.
11. Indemnification
You agree to indemnify, defend, and hold harmless Condo Advisors, its owner, employees, and contractors from any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising from:
- Your use of the Service.
- Your violation of these Terms or any applicable law.
- Any decisions you make based on reports generated by the Service.
12. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose.
- Upload malicious files, viruses, or content designed to disrupt the Service.
- Attempt to gain unauthorised access to our systems or other users' accounts.
- Use automated tools (bots, scrapers) to access the Service without prior written consent.
- Reverse-engineer, decompile, or attempt to extract the source code of the Service.
- Resell, redistribute, or sublicence access to the Service or its reports without prior written consent.
We reserve the right to suspend or terminate your account if we reasonably believe you have violated these Terms.
13. Intellectual Property
All rights, title, and interest in the Service — including its design, code, algorithms, scoring methodology, branding, and documentation — remain the exclusive property of Condo Advisors.
Reports generated for you are licenced for your personal, non-commercial use. You may share a report with your real estate agent, lawyer, or other advisors for the purpose of evaluating a condominium purchase, but you may not commercially redistribute or resell reports.
14. Third-Party Services
The Service integrates with third-party providers (including Stripe for payments and OpenAI for AI analysis, among others). Your use of those services is subject to their respective terms and policies. We are not responsible for the actions, content, or practices of any third-party service. 15. Modification of Terms
We may update these Terms from time to time. When we make material changes, we will update the “Last updated” date and, where appropriate, notify you by email. Continued use after changes constitutes acceptance. If you do not agree to revised Terms, you must stop using the Service.
16. Termination
You may stop using the Service at any time. You may request deletion of your account by contacting support@condoadvisors.ca.
We may suspend or terminate your access at any time, with or without cause, and with or without notice. Sections 8 through 11 (Disclaimers, Warranties, Limitation of Liability, and Indemnification) survive termination.
17. Governing Law and Dispute Resolution
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable therein, without regard to conflict of law principles. Any dispute arising out of or relating to these Terms shall be resolved exclusively in the courts of Alberta, Canada.
18. Severability
If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary. The remaining provisions remain in full force and effect.
19. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Condo Advisors with respect to the Service and supersede any prior agreements or understandings.
